We offer two types of lettings service –
Tenant-find only and Full Management.
Tenant Find Only
This service includes:
All accompanied viewings;
Internet Marketing, signage and out of hours system for the booking of viewings;
Comprehensive referencing of potential tenants to include previous landlords reference as well as identity confirmation and proof of address using information held by accredited credit referencing agencies;
Drawing up the tenancy agreement;
Collecting the first month rent and bond and setting up a standing order for subsequent months to be paid directly into your account; and
Our tenant only fee is charged at 50% of the monthly rental subject to a minimum fee*.
Full Management
This service includes:
All accompanied viewings;
- Internet Marketing, signage and out of hours system for booking of viewings;
- Comprehensive referencing of potential tenants to include previous landlords reference as well as identity confirmation and proof of address using information held by accredited credit referencing agencies;
Drawing up the tenancy agreement;
Collecting the first month rent and bond and setting up a standing order for subsequent months to be paid directly to Maison and then transferred into your bank account;
Comprehensive Inventory and Schedule of Condition by an independent inventory clerk - this report will benefit from a DVD of the property (a fee of £45 will apply if monthly rental is below £625);
Check-in inspection and key handover;
One point of contact;
Arranging maintenance/ repairs;
Rent chasing with the option of an approved debt collection agency to trace tenants and collect any arrears;
Mid-term inspections and key handover;
Check out inspection;
Refunding deposit owing to tenants;
Remarketing of property prior to tenants moving out to avoid void periods;
Our set up service is charged at 50% of the month rental (subject to a minimum fee*) and a 10% monthly management rate.
Our aim is keep to a minimum the number of times we need to contact you. To that end, we will agree a cost level below which repairs can be authorised and carried out immediately.
